Carley believes in the positive impact that effective planning and development can make. Her interest lies in helping places become functional, inviting, influential, and lasting. She is passionate about improving the lives of others and the world they live in.

Carley is a multi-talented professional, having trained and worked in the property and planning sectors. Before Carley arrived in New Zealand from the USA, she was Development Consultant specialising in real estate (Atlanta, Georgia). There, she gained experience preparing market reports for private & public real estate developers and researching and analysing potential developments. This work involved research and fieldwork across the USA for multiple land uses, including multi-family, retail, office, hospitality, and mixed-use, while interacting with developers, brokers, architects, city planners, local municipalities/politicians, property managers, and construction companies. Before this, she was a Planning Associate (2018, Salt Lake City, Utah) and a Housing Development Intern (2020, Atlanta, Georgia).

Carley started her career in New Zealand with the Hamilton City Council in the Planning and Compliance section, where she was responsible for monitoring designations and land use consents under the district plan and Resource Management Act. Her work also involved managing multi-disciplinary compliance, resolving breaches, remediation and dealing with complaints.

Carley participated in many large-scale projects in the USA, including the Microsoft Atlanta Campus Development (planning, supply and demand forecasting and programme pricing for a 36-hectare mixed-use development), the City of Detroit Joe Louis Greenway Housing Study (city-wide study for housing and development), TSW Browns Mill Road Study (land development plan and rezoning of 105 hectares), Orlando Health Seminole Hospital Redevelopment (redevelopment plan for a large medical campus), and Tepe & Hisar Tysons (conversion of office towers into a mixed-use centre).

Carley holds a Master of Real Estate Development from the Georgia Institute of Technology and a Bachelor of Science (Geography – Urban & Regional Planning) from Brigham Young University (Provo, Utah).

Carley is fluent in Portuguese and actively involved in community projects as a volunteer.
